Why UAE Corporate Bank Account Applications Get Rejected

Banks rarely tell you why. After years of preparing these applications, the same seven problems account for almost every decline — and six of them are fixable before you submit.

You have your trade licence, your establishment card and your residence visa. You walk into a bank, submit a corporate account application, and six weeks later receive a one-line decline with no reason given. This is one of the most common and most frustrating experiences in UAE business setup, and it is largely avoidable.

Banks are not being arbitrary. They are applying anti-money-laundering and know-your-customer requirements that put the burden of explanation on the applicant, and an application that leaves questions open is closed rather than queried. Here is what actually causes it.

1. The business activity is vague or too broad

A licence listing "general trading" or half a dozen unrelated activities tells a compliance officer nothing about what money will move through the account or why. Applications that name a specific activity, with named suppliers and customers and a coherent explanation of the trade flow, are treated very differently.

2. Source of funds is asserted rather than evidenced

Saying the initial capital comes from personal savings is not an answer. The bank needs a documented trail: employment income with payslips, a business sale with the sale agreement, dividends with corporate accounts, a property sale with the transfer document. The narrative and the paperwork have to agree.

3. No physical office presence

Flexi-desk and virtual office arrangements are legitimate and widely used, but many banks treat them as an indicator of low substance. If your structure depends on a flexi-desk, expect a narrower set of banks to be open to you, and prepare a stronger case on activity and source of funds to compensate.

4. Shareholder jurisdictions the bank treats as higher risk

Bank risk appetite for particular nationalities and countries of residence varies considerably, and it changes. This is not something you can argue your way past, but it is something you can plan around — some banks that decline a profile as a matter of policy sit alongside others that onboard it routinely. Applying to the wrong one first costs weeks.

5. Inconsistency across the documents

The activity on the licence says one thing, the business plan says another, the projected turnover does not match the stated customer base, the office address differs between documents. Each individual inconsistency is minor. Together they read as a file that has not been checked, and compliance teams respond to that badly.

6. Unrealistic projected turnover

Applicants often inflate projected turnover believing it makes them a more attractive customer. It does the opposite: a newly formed consultancy projecting AED 50 million in year one invites scrutiny it cannot survive. State figures you can justify from contracts or pipeline.

7. A cold walk-in application

An application submitted at a branch counter enters a queue with no advocate. The same application submitted through a relationship manager who has reviewed it, understands the business and can answer the compliance team’s first question directly is a materially different proposition. This is the part that is hardest to replicate on your own.

If you have already been declined

  1. Do not immediately reapply to another bank with the same file — the same weaknesses will produce the same result
  2. Identify which of the seven applies to you, honestly
  3. Fix the documentation: sharpen the activity, evidence the source of funds, reconcile every inconsistency
  4. Reconsider the bank rather than only the application — profile fit is real
  5. Apply through an introduction rather than a counter
