Can non-residents get a mortgage in the UAE?
Yes. A number of UAE banks lend to non-residents, typically at a lower loan-to-value than for residents and with a shorter maximum tenor and a higher rate. Eligibility usually depends on the country of residence, income evidence and the specific development. We identify which lenders are open to your profile before you commit to a property.
What deposit do I need to buy property in Dubai?
UAE Central Bank regulations set maximum loan-to-value ratios, which in practice means expatriate buyers generally need a deposit of at least 20% for a first property under AED 5 million, with a larger deposit required above that value and for second properties. Non-residents are normally asked for more. Budget separately for the Dubai Land Department transfer fee, agency commission, mortgage registration and valuation, which together typically add another 6% to 8%.
Should I choose a fixed or variable rate mortgage in the UAE?
Most UAE mortgages are fixed for an introductory period of one to five years and then revert to a variable rate linked to EIBOR plus a margin. For anyone holding the property long term, that reversion margin matters more than the headline fixed rate — and it is the number most comparisons omit. Can I get a mortgage on an off-plan property?
Some lenders finance off-plan purchases from approved developers, generally at a lower loan-to-value and with disbursement staged against construction milestones. Availability is tied to the specific development and developer, so it needs to be checked before you reserve.
